Remodel for Impressions Online Boutique
Impressions Online Boutique in Springdale, AR is a 30,000 SF renovation of an existing pre-engineered warehouse building, including 10,000 SF of administration, meeting, studio, and open office space, and approximately 20,000 SF of warehouse and shipping. A new entryway and façade were designed to give a modern update to the existing structure.
Due to the need for warehouse and shipping space and expansion of their current operations, Impressions Online Boutique purchased an existing granite countertop fabrication warehouse located in the industrial district of Springdale in 2016 to respond to this need. The existing building was very nondescript on the exterior, composed of a simple gable pre-engineered metal building structure with a modest hip roof storefront entry. The entire building was clad in standard exposed fastener R-panel siding. Our challenge by the project Owner, was to update the overall building appearance and create a modern, distinctive design aesthetic to serve as the home office for a growing online business, within a modest budget.
Our response to this challenge was to utilize a screen wall to help reshape the form of the existing structure to provide a more modern aesthetic, while allowing the existing structure and building envelope to remain intact. The translucent screen wall is composed of aluminum louvers and perforated panels on a steel superstructure. At the main entrance, the existing vestibule was removed and replaced with a larger ADA accessible vestibule, clad in aluminum composite panels and storefront, that also fits better with the scale of the building. A louvered aluminum trellis was designed to provide shading for the vestibule glass from the south summer sun and becomes an extension of the form of the new vestibule.
For the interior renovation, approximately 10,000 square feet of existing countertop showroom, office space, and fabrication area was gutted to provide for the new administrative spaces for Impression Boutique’s administrative and IT staff. These renovated spaces include a formal reception and display area, a photography and video studio space, executive conference room, meeting spaces, office areas, breakroom, and employee lounge space. A simple modern design aesthetic was selected for the interior spaces to allow the design work and products that Impressions Boutique offers to become the accent, as these products continually change with time and season. Wood and masonry accent walls were selected in areas to serve as a backdrop to the current product display. Polished concrete floors and open structure were also incorporated to provide flexibility. The remaining 20,000 square feet of the building was designed as rack storage and shipping areas to accommodate Impression Boutique’s growing online presence.
The renovation of the area’s existing building stock is essential to sustainability and preventing additional urban expansion into our natural areas. With the renovation of this facility located in the existing industrial district, it not only provided a lower cost option for a growing company, but has also worked to spur renovation and redevelopment of other facilities in the area, adding new life to buildings and to an urban fabric that was otherwise on the decline.
